How to complete Real Estate Investor
Buying a property as an income or appreciation vehicle rather than a home to live in. It's a leveraged, illiquid bet that ties up serious capital and hands you landlord responsibilities, but done right it produces monthly cash flow or a future gain.
- Pick your strategy up front: buy-and-hold rental for cash flow, or a flip betting on appreciation.
- Get mortgage pre-approval so you know your real budget including closing costs and reserves.
- Run the numbers on every candidate: rent minus mortgage, taxes, insurance, vacancy and upkeep (check cap rate).
- Choose a location with genuine rental demand near jobs, transit or schools, not just the cheapest listing.
- Pay for an inspection before closing and budget for the repairs it finds.
- Close, then line up a tenant or property manager before the first payment is due.

- Aim for positive cash flow from day one; 'it'll appreciate' is a hope, not a plan.
- Keep three to six months of expenses in reserve for vacancies and surprise repairs.
- Price in property management at 8-10% of rent even if you self-manage at first.
